Why identical designs deserve different evaluations

A floor plan explains the house. It does not explain the neighbour relationship, daily access, orientation or outlook of its plot. Start with your priorities, then assess the evidence for each villa rather than ranking an entire frond.

Four position variables to check

Use the same questions for every option so comparisons stay consistent.

  • Frond and access: where the plot sits and how it connects to the spine
  • Side and orientation: the actual compass orientation of main rooms, garden and pool
  • Position along the frond: closer to the spine, mid-frond or closer to the tip
  • Plot, neighbours and outlook: separation, shoreline relationship and view corridor

How the variables interact

No single feature settles the choice. A position nearer the tip may mean a longer drive along the frond, while orientation changes how the garden and pool suit your routine. A promising outlook still needs a review of nearby plots.
